The Nuisance: Ants and Cockroaches

Ants will find a crumb of sugar dropped in the kitchen within 10 minutes. Management relies entirely on extreme cleanliness. Keep all food in airtight containers. If you face a severe cockroach infestation immediately upon moving in, it is the landlord's responsibility (under the 30-day problem-free period) to hire a professional exterminator. If an infestation occurs in month 14 because you leave trash out, the cost of extermination falls entirely on you.

The Structural Threat: Termites

Termites (white ants) are a landlord's worst nightmare. They can silently hollow out solid wood door frames, built-in wardrobes, and parquet flooring. If you notice strange mud tubes on the walls or tap a wooden frame and it sounds completely hollow, notify the landlord immediately in writing.

Legal Liability: Structural pest control (termites) is always the landlord's financial responsibility, regardless of when it occurs during the lease. You cannot be blamed for a termite colony entering the building structure.
