A standard property viewing in Singapore typically lasts less than 15 minutes. An agent or landlord will rapidly usher you through the rooms, point out the new sofa, highlight the view, and push for a swift decision. Do not fall into this trap. A freshly painted accent wall and a strategically placed rug can easily mask severe, ongoing structural issues that will make your life miserable for the next two years. You must approach a viewing not as a tour, but as a rigorous structural inspection.

"The primary goal of a viewing is not to see if your furniture fits. It is to proactively identify hidden maintenance nightmares before you sign the contract."

1. The Water Pressure and Drainage Test

Do not just look at the bathrooms; test them. Turn on the shower and the bathroom sink tap simultaneously. Does the shower pressure drop to a miserable trickle? If so, the unit has systemic plumbing issues. Furthermore, check the drainage. If water pools around the drain and takes minutes to clear, the pipes are heavily clogged. These are issues the landlord must commit to fixing before you sign.

2. The Ceiling Inspection (Spalling Concrete & Leaks)

Look up. Specifically, examine the ceilings in the bathrooms and directly below the upstairs neighbor's bathrooms. You are looking for yellow or brown watermarks—a clear indicator of an active inter-floor leak. In older HDB flats, look for cracked or bulging plaster on the ceiling, known as spalling concrete. This is dangerous and requires major structural repair.

3. The Sun Direction Assessment

In Singapore's brutal tropical climate, the direction your windows face drastically impacts your quality of life and your utility bills. Open the compass app on your phone. If the primary living room windows or the master bedroom face directly West or North-West, the apartment will absorb the intense afternoon sun from 2 PM to 7 PM. It will turn the unit into an oven, forcing you to run the air-conditioning constantly and doubling your electricity bill.

4. The Cabinet Sniff Test

Open the cabinets beneath the kitchen sink and bathroom vanities. You are utilizing your sense of smell. A strong, damp, musty odor indicates a hidden, slow leak that has likely fostered black mold. If you see small black droppings, the unit has an active cockroach or rodent infestation. Demand a professional pest control flush before agreeing to a lease.
