An agent or landlord will rapidly usher you through the rooms, point out the new sofa, highlight the view, and push for a swift decision. Do not fall into this trap. A freshly painted accent wall and a strategically placed rug can easily mask severe, ongoing structural issues that will make your life miserable for the next two years. 3. The Sun Direction Assessment

If the primary living room windows or the master bedroom face directly West or North-West, the apartment will absorb the intense afternoon sun from 2 PM to 7 PM. 4. The Cabinet Sniff Test

Open the cabinets beneath the kitchen sink and bathroom vanities. You are utilizing your sense of smell. A strong, damp, musty odor indicates a hidden, slow leak that has likely fostered black mold. If you see small black droppings, the unit has an active cockroach or rodent infestation. Demand a professional pest control flush before agreeing to a lease.
